Build team carves high-end spaces out of a former parking garage
From the outset, John Turchi, president of Turchi Properties, has had a grand vision for his new condominium project, 23.
The $40 million project, which is being developed at 23 S. 23rd St. in Philadelphia, will bring luxury living to an emerging area west of Center City near the Schuylkill Riverfront. ...
But turning Turchi's grand vision into a reality has required considerable planning, added expertise and careful execution within the project's numerous structurals constraints. ...
In April 2005, Turchi brought in Hunter Roberts Construction Group of Philadelphia to evaluate the project. Six weeks later, Hunter Roberts was contracted as the project CM and assumed the difficult task of managing the project schedule.
"It was like taking apart a Swiss watch," said Dan Dirscherl, vice president of operations at Hunter Roberts. "Every time you cut a structural element, you had to make sure that it didn't affect another part of the structure."
Hunter Roberts heavily phased the project to keep work progressing in other areas of the building. The main goal was to get the building enclosed by January to help keep work moving through the winter. ...
The delivery of 23 this year will not only be an important mark for Turchi Properties, it will also signal the completion of Hunter Roberts' first major project in Philadelphia. The firm was founded in February 2005 by Robert Fee, former president and CEO of Turner Construction Co.
"Not a lot of people in town would take on a complicated project like this," Dirscherl said. "I've worked on some complicated renovations in my time, but nothing quite like this."
